Our Approach
Vertically integrated. Through Rosedale Management, our affiliated property and asset management platform, we operate what we own. Direct control of operations sharpens underwriting, compresses the distance between plan and execution, and protects the downside in complex repositionings.
Structurally flexible. Drawing on two decades in institutional capital markets, we structure across the capital stack — common and preferred equity, structured recapitalizations, and distressed or time-sensitive situations where certainty of execution matters more than headline price.
Builders at heart. Beyond real assets, we selectively invest in and build scalable operating businesses complementary to our portfolio — from hospitality operations to factory-built and small-format housing distribution — where enterprise value compounds alongside the real estate it serves.

Platform
Rosedale Management provides property and asset management across the Rosedale portfolio, with capabilities in hospitality operations, campground and outdoor resort management, and value-add repositioning. The current portfolio comprises more than 700 RV and campsites across the Northeast, alongside the ground-up redevelopment of an outdoor hospitality and residential community of more than 120 units.

On a selective basis, Rosedale provides capital markets and strategic advisory to owners, operators, and investors navigating complex situations — debt and equity capitalizations, recapitalizations and restructurings, and asset-level strategy. Our advisory work draws on the same institutional experience that underpins our principal investing.

Leadership
Matthew Polci — Managing Partner
Matt Polci founded Rosedale Investment Partners after a two-decade career in commercial real estate capital markets, during which he placed more than $6 billion in debt and equity transactions on behalf of institutional and private sponsors. He most recently served as Managing Director at Institutional Property Advisors, a division of Marcus & Millichap, following senior roles at Mission Capital Advisors and the Ackman-Ziff Real Estate Group. He has taught as an adjunct professor and guest lecturer in real estate finance at New York University and Columbia University, and serves as Board Treasurer of Catskill Montessori School. Matt lives with his family in Catskill, New York, where Rosedale's operating portfolio is concentrated.
